No-neutral switches for retrofit, metering sockets for billing, smart locks for rentals, and one Zigbee 3.0 gateway per unit — apartment automation that installs in a day.
Learn MoreZigbee 3.0 guest-room control with AI touch panels, villa and building video intercom, metering sockets, and door locks — one platform from lobby to penthouse.
Learn MoreWhen a developer writes "smart home" into a delivery standard, the phrase has to survive three filters: procurement (does the BOM fit the budget?), operations (will maintenance kill the margin?), and marketing (does it rent?). The projects that pass all three share a pattern — and it is not the one consumer gadget reviews suggest.
This playbook distills deployments our solution stack has shipped: Arden by Ananda towers in Thailand (locks, sensors, dimmers in every unit), LPN Suite apartments in Bangkok, the Dunhuang smart hotel, a 140-villa cluster in Saudi Arabia, smart schools and a maternity hospital in China. Different climates, codes, and price points — same selection logic.
Every deployment begins at the door, and the door decides the operating model.
Smart locks carry the heaviest feature load: fingerprint (50 users), PIN, NFC, app unlock, and — decisive for hospitality — up to 100 time-boxed temporary passwords. Cleaning crews get Tuesday 10:00–12:00. Guests get the booking window. Nobody carries a physical key, and the audit trail lives in the app.
Video intercom scales the same logic to the building: villa kits support 99+ users, building suites 599+, with app-based remote answering so the front desk is optional. In tower deployments, the intercom indoor unit doubles as the in-apartment control panel — one device on the wall instead of three.
The selection question that matters: can the lock's access model be driven by your PMS or property app? If the answer requires an SDK, put SDK access in the contract, not the wish list.
Lighting is 60%+ of the device count in a typical unit, so switch selection dominates installation cost. Three specs decide everything:
Add dimmers where the design calls for them (triac and 0-10V lines cover the lamp spectrum) and consider magnetic ceiling lights for common areas — they swap onto existing fixture points with no cable reroute.
Curtain motors are the most visible smart upgrade — tenants see them move. Curtain switches in local wall-box standards retrofit directly; percentage control and sunrise schedules come free with the gateway. In hot-climate deployments (the Saudi villa cluster), automated shading measurably cuts cooling load.
Sensors are the invisible ones. Door/window contact sensors drive security arming and hotel housekeeping signals. Human presence sensors — live-body detection with lux sensing — are the difference between "motion sensor that turns the light off while you read" and occupancy logic that actually works. In the Xingtai hospital wards, presence-driven night lighting was the headline nursing feature.
The newest argument in developer briefings: home battery storage (IP65, 10-year warranty, millisecond backup switching) and smart EV charging with load balancing.
For apartments, the economics run through the metering socket line — kWh and cost reporting per circuit turns energy from a fixed cost into a managed line item. For villa and hotel projects, storage plus solar self-consumption changes the utility conversation entirely. The EV line (AC 7–22 kW home, DC fast for commercial) with OCPP backends means the parking deck joins the same management app as the rooms.
For a standard apartment or hotel room, the proven starter package: one smart lock, one gateway, 2–4 smart switches, one curtain controller, one door/window sensor. That is the configuration running today in towers in Bangkok and hotel floors in Dunhuang — installed in a service visit, managed from one app, and branded however the property wants it.
From that base, add per segment: presence sensors and intercom for hotels; energy metering and EV readiness for premium towers; storage and full HVAC scenes for villas.
